It's called the Augusta Marketplace and it would bring just under one million square feet of new retail shops to the county.

The project is being tagged as the biggest commercial development the county has ever seen, and it encompasses the more than 130 acres.

"This could generate a substantial amount of jobs, as well as a substantial amount of revenue for Augusta County," says Supervisor Jeremy Shifflett.

The development would be home to restaurants, numerous retail stores and even a movie theater, but the area still needs to be rezoned for business.

Even then, there are still some issues, including water pressure for fire flow in case of an emergency.

"There are some water pressure problems, and if this development would come through, it would expected that the developer would need to upgrade a section of the water line to get fire flow," adds Shifflett.

The land also sits by Lewis Creek. The Virginia Department of Environmental Quality says making sure the environment is handled with care should be a priority.

"The waters need to be protected in some manner, whether that's through construction techniques or control of runoff after a site is developed," says Don Kain of the DEQ.

How the area would handle an increase in traffic around Interstate 81 is yet another issue.

The Augusta County Board of Supervisors will consider approving the project at a meeting May 27.
